Commercial Roof Coatings

Your commercial building represents a huge investment for your business.  It is your roof’s job to protect that building.  It is MK Roofing’s job to protect that roof!

One of the ways that your roof can receive increased levels of protection is with the addition of a coating.

Coatings have been around for over 50 years.  This is a tried-and-true method of roof protection, with a history of excellent results in the commercial roofing industry.

A coating is a substance that is either sprayed or rolled directly on your existing roofing system.  By spraying or rolling the coating, a “monolithic” or single layer is added.  This eliminates the presence of seams in the layer.  Since seams are the single largest point of roof system failure, your commercial roof will become well protected.

Benefits of a Coating System

Coating systems offer crucial benefits to commercial buildings.  Regardless if you choose an acrylic, silicone, or polyurethane coating, they all afford you the following:

Energy-Efficiency:  Coatings are designed to help improve the energy efficiency of your commercial building.  Using reflective technology, up to 85% of the sun’s heat can be directed away from the roof.  This can leads directly to a 30% to 50% reduction in the cost of cooling your building.

Climate Conscious.  Reducing electricity consumption reduces overall demand.  By reducing demand, utility companies have fewer production requirements, resulting in an overall reduction in carbon dioxide, nitrous oxide, and other greenhouse gases. Plus, landfill waste is drastically reduced.

Protects Against Leaks.  Due to the monolithic nature of coatings, all seams are eliminated from the top layer of the roofing structure.  This significantly reduces the risk of your roof developing a leak.  As part of the installation process, all existing leaks are addressed, existing seams are reinforced, and protrusions (like vents or AC units) are carefully wrapped and included in the spray or roll-on process.

Different Coating Types

There are several different types of coatings on the market, MK Roofing can help you with:

Acrylic

Silicone

Each offers its own specific benefit to your commercial building.

Acrylic.  Fully adhered, elastomeric acrylic roof coatings are applied to your roof in coats 5x-10x thicker than house paint.  Beginning as a liquid either rolled or sprayed on your roofing structure, the acrylic polymer dries into a solid sheet, forming a durable, tough, seamless membrane across your entire roofing system

Benefits of an acrylic roofing system are:

Cost Effective
Flexible in both hot and cold temperatures.
Resistant to foot traffic.
Highly reflective options are available for cool roof applications.
Resistant to UV damage, pollution, and other environmental hazards.

Silicone.  Silicone is another popular type of coating currently on the market.  Like acrylic, it is either rolled or sprayed on to your existing surface.  Generally done in only 1 or 2 layers, silicone also dries into a solid, flexible sheet and forms a tough, seamless membrane to protect your roofing system.

Other benefits of a silicone roofing system are:

Resistant to ponding water issues.
High solids content – generally exceeding 90%.
Environmentally safe, with very low VOCs (volatile organic compounds).
Highly reflective options are available for cool roof applications.
Resistant to UV damage, including chalking and brittleness.
